Design-build vs scope bid
If you have an architect or designer, we bid your scope. If you do not, we run design-build: we draft the layout with you, source cabinetry and finishes, and quote the whole package. Either way, the price is written before work starts.
Permits
Most San Diego County kitchens need permits when plumbing or electrical moves or when load-bearing walls change. We pull them. We never build on the assumption of "no one will ever check."

Custom cabinets are built to your exact specifications by a local cabinet shop — any dimension, door style, or finish. Lead times are typically longer. Semi-custom cabinets come from manufacturers like KraftMaid, Yorktowne, or Decora — wider selection than stock, faster lead times, but constrained to the manufacturer's box sizes and finishes.
Design-build or scope-of-work bid — which do you do?
Both. If you have an architect or designer with finalized plans, we bid the scope. If you do not, we run design-build: we draft layout options with you, source cabinetry and finishes, and quote the package end-to-end. Either way, the binding price is the written estimate after the walk.
Can I live in my home during the remodel?
Usually yes, with planning. We set up a temporary kitchen station (refrigerator, microwave, hot plate) in a non-construction zone, contain dust with plastic and HEPA filtration, and schedule disruptive work to specific windows. Some clients prefer to relocate during demo and rough — that is a personal call, not a project requirement.
What's a typical payment schedule for a kitchen remodel?
Standard structure: deposit at contract signing, progress payments tied to construction milestones, and final payment at substantial completion minus a retention balance held until the punch-list closes. Specific schedule is in every written estimate.
