Do I need permits for an ADU?
Yes. Every ADU requires plans submitted to and approved by your local building department. California state law forces jurisdictions to act on ADU applications within 60 days for ministerial submittals, but actual permit timelines vary by jurisdiction, project complexity, and submittal quality. Permits are a distinct phase before construction starts.
How big can my ADU be?
California allows detached ADUs up to 1,200 square feet on most lots, regardless of local zoning that says otherwise. Attached ADUs are typically capped at 50% of the primary home's square footage. JADUs are capped at 500 square feet. Some local rules allow larger units.
Does an ADU add value to my home?
Most ADUs in San Diego County recover their build cost through rental income over time and add to the property's resale value through additional gross living area. Appraised value varies by location, finish, and market conditions. We do not provide appraisal estimates.
Can I finance an ADU?
Common paths include cash-out refinance, home equity line of credit (HELOC), construction-to-permanent loans, and grant programs when available. We do not arrange financing — your bank, credit union, or mortgage broker handles that. We provide the written estimate and construction schedule your lender needs.
