How we work with HOAs

HOAs operate on reserve studies and architectural standards. We align our scope to your reserve study line items, bid against the spec, coordinate with the management company, and document everything in writing for the board.

What we do

Exterior remediation (stucco, paint, dry rot). Roofing coordination. Balcony / SB 326 compliance work. Common-area renovations. Paint cycles. Asphalt and concrete repairs through licensed subs where applicable.

Phasing

Most HOA work has to happen with residents in place. We phase building by building, communicate timelines to residents in writing, and minimize unit access disruption.

Every HOA gets a written scope, change-order log, lien-release packet at close, and as-built documentation suitable for the reserve study update.

How does Cal Coast align its scope to a reserve study?
We bid against the reserve study line items directly. Our written scope references the reserve line, the engineer's spec where applicable, and the architectural standard the HOA has in place. Change orders are documented against the original reserve allocation so the board can track variance.
Can you phase a project so residents stay in their units?
Yes. We phase by building, by floor, or by unit cluster depending on scope. Resident notification, common-area access planning, and unit-access scheduling are part of our pre-construction coordination with the property manager. Where work requires temporary unit vacancy, we document that scope and timeline up front.
What documentation do HOAs get at close-out?
Written scope and any approved change orders. Lien-release packet from all subcontractors and material suppliers. As-built documentation suitable for the reserve study update. Final inspection sign-off. Manufacturer warranty documentation for waterproofing systems, roofing, or other materials with extended warranties.
Do you submit Architectural Review Committee packets?
Yes. For HOAs and master-planned communities with ARC oversight, we prepare submittal packets including material specifications, color samples, elevation drawings where applicable, and any required engineering. We handle the ARC paperwork in-house so the board does not have to coordinate it through a third-party drafter.
Can you add Cal Coast as an additional insured?
Yes. We carry general liability and workers' compensation. We can issue certificates of insurance with the HOA, the management company, or the building owner listed as additional insured. Email info@gowithcalcoast.com for COIs — same-day turnaround in most cases.
