Project Scope
Design and construction of a 1,000 square foot detached ADU featuring two bedrooms, one bathroom, full kitchen, and private patio. The coastal-modern design included high ceilings, premium finishes throughout, mini-split HVAC, and a separate entrance from the main residence.
The Challenge
Del Mar's strict design review process required extensive documentation and multiple revisions. The narrow lot had limited access for construction equipment. The homeowner wanted luxury finishes that would command premium rental rates in the Del Mar market.
Our Solution
We engaged with the Del Mar Design Review Board early, presenting detailed renderings and material samples. Our team used smaller equipment and hand-carried materials when necessary. We sourced premium materials including quartzite countertops, custom cabinetry, and designer fixtures while maintaining budget discipline through smart value engineering.
The Result
The ADU received design review approval on the second submission - faster than typical for Del Mar. The completed unit commands ,200/month in rent, providing the homeowner with significant ROI. The design has been cited by the Design Review Board as an example of quality ADU development.
